The Lincoln-Lancaster County Planning Commission on Wednesday advanced three notable development projects.

The commission:

* Ruled that a redevelopment project involving remodeling the Gallup building at 11th and P streets, also known as Commercial Court, and tearing down and rebuilding the building directly to the north conforms to the city’s Comprehensive Plan.

The $13.1 million project is intended to facilitate an expansion by Gallup and also create retail, office and possibly residential space. As planned, the project will be eligible for about $1.1 million in tax increment funding.

* Recommended a zoning change from industrial to office for 12 acres west of the University of Nebraska Technology Park and also recommended the park be allowed to add the land to its use permit.

The Tech Park bought the land last fall to serve as a buffer between it and an industrial area to the west and has no immediate plans to develop it.

* Recommended the city annex more than 153 acres of land on the southeast corner of 40th and Yankee Hill Road and also recommended changing the zoning from agricultural to commercial and residential.

Lincoln Federal Bancorp is proposing 225,000 square feet of commercial space, including a potential grocery store, at the site, as well as more than 300 homes.  

All three plans will go to the City Council for final approval.

In other business Wednesday, the Planning Commission approved a special permit for alcohol sales at 9 South Chargrill.

The restaurant’s owners recently spearheaded an effort to reduce the buffer between restaurants serving alcohol and residential districts from 100 to 25 feet as long as certain criteria are met.
