State Theatre reopens as second-run movie house

When David McNeil moved from his hometown of Portland, Ore., to the San Francisco area a few years ago, he was surprised not to find second-run “theater pubs” like those that were so successful in Portland.

So he and his wife, Takako, decided they’d try to open one.

That venture never got off the ground in California, but their resolve wasn’t dampened.

State of the State

What: Theater “pub” offering second-run movies along with appetizers, baked goods and drinks, both alcoholic and non-alcoholic. Seating will be in love seats and chairs with tables. Movie tickets will cost $3.95.

Where: State Theatre, 1415 O St.

When: Scheduled to open in late April or early May.

Who: David and Takako McNeil, who recently moved to Lincoln from Portland, Ore.

They moved back to Portland a year ago, intent on making the concept, which involves showing second-run movies in a dinner-type setting with gourmet appetizers and drinks, a reality.

“We were just kind of looking all over for the right movie theater to do this in,” David McNeil said.

One of the first theaters they came across was the vacant State Theater in downtown Lincoln.

McNeil had several phone conversations with Downtown Lincoln Association President Polly McMullen, but he ultimately decided he couldn’t compete in downtown with the Star Ship 9.

Then late last year came news the Star Ship was closing and would be demolished for a downtown redevelopment project.

“I figured that must have been a sign that we should do a theater (in Lincoln),” McNeil said.

A few months later, the McNeils signed a lease with the State’s owners, Speedway Properties, and moved to a condo in downtown Lincoln.

They’re renovating the theater and hope to have it open by the end of April or early May.

McNeil said getting the building in working order, repairing the signs and marquee, and installing seating and theater equipment will be the main work done before opening. 

After that, he said, the couple will look for ways to continue to remodel and restore the theater to its original design.

Also, because the traditional theater stadium seating was removed by previous non-theater tenants, the McNeils will install loveseats, tables and chairs.

The nearby University of Nebraska-Lincoln helped draw McNeil and his wife to Lincoln and the State Theatre.

They  hope to draw students, but they also plan to cater to all audiences, from seniors to families with small children.

The State, 1415 O St.,  has a long history in Lincoln, operating as a theater for more than 50 years before closing in 1992.

Then it was occupied by various businesses — including several failed nightclubs — before sitting vacant for more than a year.

Some people have assumed McNeil is opening another nightclub. They’ve been pleasantly surprised by his plans, he said.

“I get the feeling people really care about that location,” he said.

McMullen said the McNeils’ theater will “change the character somewhat” on a block mostly populated by bars and restaurants.

“It just makes it more of an experience and just more reason to come downtown (to a movie) rather than rent a DVD,” McMullen said.

McNeil is projecting the theater will draw 50,000 to 80,000 a year downtown, based on experiences of theaters in the Portland area.

Most of those people, he said, are likely to do other things downtown besides just taking in a movie, leading to a spillover effect for nearby business.

“Having (the theater) be empty is an unfortunate thing on our main street in downtown,” McMullen said. “So it’s just all around a good thing.”

Now I like it here ("love it here" is reserved for when they find something to do about the horrible winds). " I don't have much hope for this one. There are a very busy pair of bars on either side of the theater and a smoking ban that causes their patrons to flea out onto the sidewalks. I believe that this will lead to a bad mix that will cause this vision to die quickly. Good Idea, bad location. Eventually the owners will reduce the rent there and someone can turn it into the dance club that everyone wants but nobody can afford. "

" The prices in Lincoln aren't any more expensive than in Omaha. In fact they are .50 cheaper. In St. Louis or KC you'd pay more. In Virginia I was paying 7.00 on post in the afternoon and 950 at night. The off post theaters were worse. Lincoln has it pretty good, as it is-no other theater chain would come in with first run movies and charge any less except temporarily to boost initial business in a new market. Wahhh..wahhh.... I hope the new theater does well, but some people that live here need to get out of Lincoln to compare prices. Do you think that movies are free? Theaters split that ticket revenue with the studio that produced the movie. " This idea is very exciting! I must admit, I looked into leasing the building a year ago to put in yet another "O" street nightclub. The cost of doing so in that location was extremely high! I only wish I would have had the same vision and resources as the McNeils. This concept should go well in downtown Lincoln, due mostly to the very same reasons others say it won't. By all accounts, that is a very busy block of our main street. The people who spend the most money in that area are the ones who will pay the couple of dollars and park in one of the excellent nearby parking garages and "do it downtown." Part of the reason their is such a large "bar crowd" is because there is a lack of other unique entertainment options. I will be one of the first people in line, and if the business is run correctly, I will be a regular customer. I welcome the McNeils to Lincoln, and thank them for doing their part with bringing Lincoln closer to being the city it could be. "

The problem with this block starts at about 11:00 pm and lasts til about 1:00am on Thursday through Saturday. Thats it. This theater can prosper by showing films that reflect the different natures of this block at different times - the same way that successful downtowns in other communities prosper. Downtown is a geographic space that is inhabited by different groups at different times of day / night. I come to this block frequently with my family to eat at Yia Yias and have never had a problem. That said, I've never brought my daughters down at 11:00 on Friday. This can be a big boost for this block, which has suffered from the inability of people to get out of the Thursday - Saturday 11:oo pm DANGER mentality. The Police department supports this myth of danger and the sheep follow... Grow up, get out and explore. You might be suprised... "

The movie tickets in midtown Manhattan cost over $13, yet I don't use that value to justify Lincoln's movie theater prices.
