Commercial development planned for 10th and Van Dorn

The real estate division of Speedway Motors is seeking to turn a strip of residential land at 10th and Van Dorn streets into a small commercial development.

A site plan submitted to the Lincoln-Lancaster County Planning Department shows a little more than 20,000 square feet of office and retail space on a two-acre site bounded by Ninth, 10th, Van Dorn and Hill streets.

An 1,800 square-foot Starbucks coffee shop is the only use identified on the site plan.

Mike Tavlin, chief financial officer for Speedway, said the company has talked with Starbucks, but no agreement has been signed. He declined to identify any other possible uses of the property, saying development would be driven by tenant demand.

Tavlin said Speedway has owned the land, which currently holds several houses, “for a very long time” and finally decided that the time was right to develop it.

A zoning change sought to allow the development has the support of the Planning Department, which said in a staff report that because of  its location at a busy intersection, commercial zoning is more appropriate than residential zoning for the site.

The Lincoln-Lancaster County Planning Commission will hear the plan Wednesday. Assuming the plan clears that hurdle and is approved by the City Council, work would begin soon, Tavlin said.

“We certainly hope that this will be a 2006 project,” he said.

The Speedway project isn’t the only major change on tap for the area.

The intersections of Ninth and 10th and Van Dorn are slated for a redesign and upgrade, including additional turning lanes, to relieve traffic pressure at the busy intersection.

Kris Humphrey with the city’s Engineering Services said the project is in the design phase, and the earliest construction would start would be spring of 2007.
