Large development planned for south Lincoln

Another large residential and commercial development has been proposed in south Lincoln. Developers Rick Krueger and Vicki and Carl Schmidt want to build about 1,000 homes and 450 apartments on about 360 acres on the south side of Yankee Hill Road between 70th and 84th streets.

The Woodlands at Yankee Hill would also include more than 600,000 square feet of retail and office space. The developers are seeking a change of zoning on the property and annexation by the city. Because the property is not contiguous to city limits, the annexation would include city-owned park land east of 84th and an existing water tower.

Krueger, president of Krueger Development Co., said it likely will be 2007 before anything is built. Needed sewer improvements likely won’t be in place until next fall, he said.

Developers would first build the homes, with prices starting at about $180,000 and reaching more than $250,000, Krueger said. Apartments and commercial uses would come later.

The development’s site plan shows two large areas of commercial space: 295,000 square feet on the southeast corner of 70th Street and Yankee Hill and more than 300,000 square feet in three groupings about a quarter-mile south of 84th and Yankee Hill.

Despite the amount of commercial space, Krueger described it as mostly neighborhood uses that will be secondary to the Wal-Mart and Menards at 87th Street and Nebraska 2.

“I don’t anticipate any big boxes,” he said.

According to an application letter to the Planning Department, the development would also include more than 26 acres of park and open space and a bike trail.

A public hearing on the proposed Woodlands at Yankee Hill development is tentatively scheduled for the Sept. 28 meeting of the Lincoln-Lancaster County Planning Commission.
